The Best—And Worst—U.S. Cities for First-Time Home Buyers, Ranked

First-time homebuyers find it easier to purchase in warm cities like Palm Bay, FL, and Surprise, AZ, due to affordability, new building permits, and low taxes. Top affordable cities include several in Florida and Arizona, plus Boise, ID, and Murfreesboro, TN. Conversely, West Coast cities, especially in California, are least affordable, with Berkeley and Santa Monica ranking worst. Anchorage, AK, also ranks low due to quality of life issues.

  • US Homebuyers: Avoid Financing Surprises Early | Mortgage Rates may affect your Buying Power. The Real Estate Market is Cooling. Adjustable Rate Mortgage (ARM) as an Option.

Two housing professionals said many home purchase setbacks can be prevented through preparation, clear communication, and informed decisions before buyers begin shopping.
Opening new credit, financing big purchases, or co-signing loans can change debt ratios, while large unexplained deposits can trigger extra documentation and approval delays.
Employment changes during the mortgage process may require added verification, and buyers were urged to seek full pre-approval, not just a pre-qualification.
Buyers were encouraged to budget beyond the down payment, including closing costs, reserves, taxes, insurance, utilities, maintenance, HOA dues, and possible repairs.
The core takeaway: buyers who start financing early, ask questions, and understand the process are better positioned for fewer surprises and more confident decisions.

  • Orlando: Buy vs Rent Gap Shrinks to $19 | Mortgage Rates may affect your Buying Power. The Real Estate Market is Cooling. Adjustable Rate Mortgage (ARM) as an Option.

In current Orlando, median asking rent for a starter home was $1.68K, while estimated monthly buying cost was $1.7K, leaving just a $19 gap.
That difference was only 1.1%, putting Orlando close to monthly rent-buy parity, while a market measure already classified the metro as a buyer’s market.
A local agent said Orlando prices had cooled somewhat, yet many residents struggled to square improving data with everyday affordability pressures and strong skepticism.
The agent heard from renters facing sharp hikes and buyers earning $80K who were pre-approved near $165K, showing how savings and income still divide outcomes.
For Orlando households ready to act, improving conditions may not create the decision to buy, but can add confidence once savings are in place.

  • Seniority Tax Can Raise Refinance Costs | Mortgage Rates may affect your Buying Power. The Real Estate Market is Cooling. Adjustable Rate Mortgage (ARM) as an Option.

A watchdog report found ~80% of US refinance applicants age 55+ paid above the best market rates, averaging ~$2.4K extra yearly versus younger borrowers.
Over an avg. 8-yr period, that hidden markup totaled ~$19K, and a new 30-yr reset could push lifetime added costs above $52K.
In a sluggish US housing market, lenders leaned harder on refinancing revenue, while older owners with strong equity became prime targets for cash-out pitches.
For older Americans on fixed incomes, an extra ~$2.4K in yearly interest can strain retirement budgets and reduce equity that might otherwise support heirs.
Refinancing can still help when lowering costs or covering medical or home updates, but experts urged checking senders and comparing at least three lenders.

Several States Drive 20 Percent of Remodel Activity

It's remarkable to see how California, Texas, and Florida continue to lead the U.S. in remodeling activity—California alone represents 8% of the $22.2B market. Nationwide, remodeling spending has climbed over 10% from 2023-2025. This growth is fueled by factors I see daily: aging homes, rising homeowner equity, and a robust network of 128,000 remodeling firms. Here in Central Florida, these trends are especially relevant. Whether you’re considering updating your home, investing in a property, or exploring new opportunities, understanding where the market is heading is key. With over 35 years guiding clients through Orlando’s evolving landscape, I’m committed to helping you navigate these shifts with confidence and clarity. Your results matter—let’s make them count.

NAHB Research Finds Three States Lead Q1 2026 Remodeling Activity

Remodeling continues to be a strong force in U.S. real estate, and it’s no surprise to see California, Texas, and Florida leading the way for Q1 2026. California alone accounts for 8% of the national remodeling market, with $22.2 billion in activity. What really stands out is that, even as some states experienced negative growth, overall inflation-adjusted remodeling spending rose by over 10% from 2023 to 2025. That’s largely fueled by homeowners tapping into increased home equity—a dynamic I’ve seen firsthand here in Central Florida.

For buyers, sellers, and especially investors, these trends are more than numbers—they’re signals of opportunity. In our Orlando market, understanding where remodeling is booming can help you make smarter decisions, whether you’re updating your home for resale, expanding your portfolio, or looking to maximize property value. With over 35 years of experience guiding clients through every market shift, I know how to spot the right moves for your goals. The landscape is always changing, but with the right guidance, your results matter.
