US Homebuyers: Avoid Financing Surprises Early | Mortgage Rates may affect your Buying Power. The Real Estate Market is Cooling. Adjustable Rate Mortgage (ARM) as an Option.
Two housing professionals said many home purchase setbacks can be prevented through preparation, clear communication, and informed decisions before buyers begin shopping.
Opening new credit, financing big purchases, or co-signing loans can change debt ratios, while large unexplained deposits can trigger extra documentation and approval delays.
Employment changes during the mortgage process may require added verification, and buyers were urged to seek full pre-approval, not just a pre-qualification.
Buyers were encouraged to budget beyond the down payment, including closing costs, reserves, taxes, insurance, utilities, maintenance, HOA dues, and possible repairs.
The core takeaway: buyers who start financing early, ask questions, and understand the process are better positioned for fewer surprises and more confident decisions. -
Orlando: Buy vs Rent Gap Shrinks to $19 | Mortgage Rates may affect your Buying Power. The Real Estate Market is Cooling. Adjustable Rate Mortgage (ARM) as an Option.
In current Orlando, median asking rent for a starter home was $1.68K, while estimated monthly buying cost was $1.7K, leaving just a $19 gap.
That difference was only 1.1%, putting Orlando close to monthly rent-buy parity, while a market measure already classified the metro as a buyer’s market.
A local agent said Orlando prices had cooled somewhat, yet many residents struggled to square improving data with everyday affordability pressures and strong skepticism.
The agent heard from renters facing sharp hikes and buyers earning $80K who were pre-approved near $165K, showing how savings and income still divide outcomes.
For Orlando households ready to act, improving conditions may not create the decision to buy, but can add confidence once savings are in place. -
Seniority Tax Can Raise Refinance Costs | Mortgage Rates may affect your Buying Power. The Real Estate Market is Cooling. Adjustable Rate Mortgage (ARM) as an Option.
A watchdog report found ~80% of US refinance applicants age 55+ paid above the best market rates, averaging ~$2.4K extra yearly versus younger borrowers.
Over an avg. 8-yr period, that hidden markup totaled ~$19K, and a new 30-yr reset could push lifetime added costs above $52K.
In a sluggish US housing market, lenders leaned harder on refinancing revenue, while older owners with strong equity became prime targets for cash-out pitches.
For older Americans on fixed incomes, an extra ~$2.4K in yearly interest can strain retirement budgets and reduce equity that might otherwise support heirs.
Refinancing can still help when lowering costs or covering medical or home updates, but experts urged checking senders and comparing at least three lenders. -
