Florida Listings Must Show Truer Tax Estimates | Mortgage Rates may affect your Buying Power. The Real Estate Market is Cooling. Adjustable Rate Mortgage (ARM) as an Option.

Transparency in real estate is moving forward in Florida: listings must now display more accurate property tax estimates so buyers see numbers closer to what they'll actually pay after closing. For years, many listings simply showed the seller’s current tax bill—which, under Florida’s tax cap, could look appealingly low but later surprise buyers with a much higher bill. Early in Q3, county property appraisers clarified the new law, especially after buyers encountered unexpected tax increases at closing. Just in Pinellas County, this shift touches nearly 395,000 residential parcels—including about 233,000 single-family homes—demonstrating how significant clear tax estimates are for smooth transactions.

With over 35 years of guiding buyers, sellers, and investors across Orlando and Central Florida, I’ve seen how clarity at every step makes a difference. This change empowers you to make informed decisions, but due diligence is still key. The county’s online tax estimator is a valuable tool, and these new listing numbers will help you enter negotiations with confidence—because your results matter.
